The Orange Planning and Zoning Commission Tuesday approved a preliminary plat for a new industrial park off Interstate 10 on the east side of FM 1442 (Bland Rd).
Businessman David Hinds has plans to divide 23 acreage into 13 lots of an acre or more. A cement plant is already planned for one site. Eleven more will be available for commercial and business warehouses. One lot will be a detention pond for drainage.
“Hopefully, we’ve got Orange fixing to grow real well,” Hinds told the commission.
The land is outside the city limits but within the extraterritorial jurisdiction. The Planning and Zoning Commission approved his plans with variances. One variance will be not requiring sidewalks or a certain length of blocks. Planning Director Kelvin Knauf said the industrial subdivision did not need those requirements that were set for residential subdivisions.
The city does not have water and sewer service in the area, but the Mauriceville Municipal Utility District will provide them.
Knauf said the street through the park will exceed city standards because fo the concrete truck traffic. It will become a dedicated county street when completed.
The commission also re-elected Weldon Smith to serve as chair and Jamie Smith as vice-chair.
